From Projects to Properties
Dr. Tonkins’ journey did not begin in boardrooms or balance sheets. It began in the projects, raised by parents who lived paycheck to paycheck, never owning assets and constantly fearing financial instability. At just 20 years old, she was kicked out of her home by her father—with a one-year-old daughter and nowhere to go.
For years, survival was the priority.
Then, at 21, she accepted Christ. That decision didn’t magically change her circumstances, but it changed her mindset. She realized that faith wasn’t passive—it was a responsibility.
“I understood that with God’s help, I had both the power and the obligation to change my situation,” she explains.
Through years of study, discipline, and lived experience, a revelation reshaped her life’s work: nearly 95% of the world’s millionaires built their wealth through real estate ownership. Dr. Tonkins decided she would not only learn that system—she would teach it, especially to those who had been historically excluded from it.

The First Imperfect Leap
After six years of struggling, working multiple jobs, going back to school, and now married with three children, Dr. Tonkins found a 23-room triplex in Paterson, New Jersey for $90,000.
She had no money for a down payment.
Her credit wasn’t perfect.
She had never owned property before.
What she did have was courage—and creativity.
She leveraged a first-time homebuyer grant for a zero-down purchase, moved into one unit, rented the other two, and watched the property cash flow from day one. Yes, the interest rate was high. Yes, the property needed work. Yes, mistakes were made.
But that one imperfect leap became the foundation of a multi-million-dollar real estate empire.

“For me, real estate is not about transactions—it’s about dignity,” she says.
As one of the first African American developers to build a $40 million, 70-unit apartment community for grandparents raising grandchildren, Dr. Tonkins ensured the project delivered more than housing. The development included dedicated space for a nonprofit organization, fully furnished offices, utilities, technology, and ongoing support.
She also puts her philosophy into practice by lending to her own coaching students, helping them overcome barriers to purchasing their first properties—barriers that have historically locked women and underserved communities out of ownership.
Recognition and Impact
Dr. Tonkins’ work has earned national recognition, including two Presidential Lifetime Achievement Awards during the Biden Administration and being named a “Game Changer and Woman of Wealth” by USA Today. She was also honored as a 2025 Rise Tour VIP Legacy Honoree during Super Bowl LIX weekend.
She is a contributing author to Mission Unstoppable 2 alongside Les Brown and Dr. George Fraser. Still, accolades are not what motivate her.
“My greatest accomplishment is not the properties,” she says. “It’s the people.”
A Vision Bigger Than Wealth
Looking ahead, Dr. Tonkins envisions a movement of 10,000+ property owners—many of whom start with imperfect credit—building rental portfolios using the LEAP Formula™. She plans to expand The Cashflow Diva Academy globally, including a Spanish-language division, while continuing her non-negotiable commitment to funding students’ first deals.
Her boldest dream is deeply personal: writing a $1 million check to Hope Academy, her church’s school, within the next year.
“When I’m gone,” she says, “I don’t want people to say I owned 100 properties. I want them to say I created 10,000 owners who created 10 more. I want them to say I changed how a generation thinks about wealth, faith, and possibility.”
